What makes Cranberry homes different

Cranberry is the newest part of our service area by a wide margin, and that makes it the exception to nearly everything else on this site.

This is Butler County rather than Allegheny, and it went from farmland to one of the fastest-growing communities in western Pennsylvania in the space of about thirty years. The overwhelming majority of the housing here is post-1990 — plan developments, townhouse communities and larger single-family homes, built to modern codes with 200-amp services, grounded wiring throughout, attached garages and drywall rather than plaster.

Which means the conversations that dominate our work in the city simply do not apply here. There is no knob-and-tube in a 2004 Cranberry colonial. There is no aluminium branch wiring, no Federal Pacific panel, no ungrounded two-wire circuit with a three-prong face bodged onto it. If a contractor arrives at a house in Park Place and starts talking about rewiring, be sceptical.

What Cranberry needs instead is capacity put to work. These are houses with headroom in the service and space in the panel, owned by people adding the things that use it: Level 2 car chargers, hot tubs, finished basements, outdoor kitchens, pool and landscape lighting, and standby generators. Almost all of that is straightforward here, and that is worth saying, because it means a charger install in Cranberry should be quoted as the half-day job it usually is rather than as an open-ended project.

The two genuine local considerations are these. First, a great many Cranberry homes sit within a homeowners association, and HOAs have views about generator placement, exterior lighting and anything visible from the street. Worth checking before the pad goes in. Second, permits go through Butler County rather than Allegheny, which is a different process — one that occasionally catches out contractors who work mainly to the south.

The oldest housing here, around the original crossroads and the older Ehrman Road properties, predates the boom and behaves more like the rest of our radius. It is a small minority of the township, but it exists.
