GFCI protection is what stops a fault finding its way to ground through a person. AFCI protection is what catches the arcing connection behind a wall before it becomes a fire. Both are required in places where a great deal of the housing around here has neither, because the requirements arrived decades after these houses were built. They do different jobs and people mix them up constantly. Ground fault protection watches for current leaving the circuit — through water, through wet hands, through a person standing on a damp basement floor. Arc fault protection listens for the electrical signature of a loose or damaged connection sparking inside a wall. A house can easily need both and have neither.

- Diagnose any trips. Moisture, a damaged cable, a shared neutral, or a genuinely failing appliance — found rather than assumed.
- Install what is missing. Kitchens, bathrooms, garages, basements, crawl spaces, laundry and exterior receptacles, plus AFCI protection at the panel where the circuits warrant it.
- Label and hand over. Which device protects what, so a tripped GFCI in a garage does not become a two-hour mystery.
Why this matters more in this housing stock
Basements. It is difficult to overstate how much of the electrical work in greater Pittsburgh is shaped by basements that take water. The hillside lots, the century-old stone and brick foundations, the flat river-valley ground — a very large share of the houses we work in have had water on a basement floor at some point, and that is precisely where the freezer, the workbench, the sump pump and the laundry live.
Then there is the finished basement, which is one of the most common home improvements in the region. Receptacles installed during a basement finish in 1989 are usually unprotected, frequently on an extended circuit from upstairs, and sitting in the part of the house most likely to get wet.
Arc fault protection speaks to the other half of the local problem. The failure mode in a house with ninety-year-old splices, back-stabbed devices and thirty years of amateur additions is not a dead short that trips a breaker cleanly — it is a connection that arcs quietly inside a wall for months. That is the specific thing AFCI is designed to catch, and it is a very good match for this housing.
Exterior receptacles are the third: porch and garage outlets on old houses, often original, often with a failed cover, in a climate that alternates freeze-thaw with heavy summer rain.
