What makes Murrysville homes different
Murrysville is the point in our radius where the suburbs genuinely stop. It is a large, spread-out municipality in Westmoreland County rather than Allegheny, with wooded lots measured in acres rather than feet, a scatter of older village cores around Newlonsburg and Sardis, and a great deal of 1970s-to-1990s housing built on big parcels in between. It has been drilling for natural gas here since the Haymaker well in 1878, which is a fair indication of how long the ground has been worked.
Two practical consequences follow from the geography, and they shape nearly everything we do out here.
The first is outages. Much of Westmoreland County sits in West Penn Power territory rather than Duquesne Light, and more to the point, service to spread-out housing through wooded terrain runs on long feeders with a great deal of tree cover over them. When a storm takes a line down out here, restoration is not measured in the hours a dense city circuit takes. Standby generators are consequently a much more common request in Murrysville than in most of our radius, and the people buying them are not being cautious — they are responding to what actually happened last time.
The second follows directly. A lot of Murrysville properties are on well water and septic rather than public utilities, which means an outage does not just take the lights: it takes the water supply and the septic pump too. That changes generator sizing fundamentally. A well pump is a substantial starting load and it has to be on the list of circuits the generator carries, which is exactly the sort of thing that gets missed when a unit is specified by house square footage instead of by circuits.
Lot size drives the third pattern. Detached garages, pole barns, workshops and outbuildings are common, and they sit a long way from the house. Feeder length is what determines conductor size, and a run that would be trivial on a quarter-acre lot in Bethel Park becomes a serious calculation at three hundred feet.
The older village housing around Newlonsburg and Sardis brings its own set of pre-war finds, while the 1970s-90s majority is generally sound wiring on services that were sized before anybody owned an electric car.
Permits run through the municipality under the state Uniform Construction Code — a Westmoreland County process rather than an Allegheny County one, which occasionally surprises contractors working across the line.
