What makes Robinson homes different

Robinson is two housing stocks sitting side by side, and which one you are in changes the job completely.

The older half is the original township — the streets around Montour and Chartiers Creek, and the housing that grew up along the rail and streetcar lines long before the Parkway West existed. That is modest pre-war and early postwar housing with all the finds that come with it: ungrounded two-wire circuits, small services, occasional knob-and-tube, and decades of additions spliced into circuits that were never designed for them.

The newer half arrived with the retail boom. Once the Parkway West corridor filled in with the Mall at Robinson, Settlers Ridge and everything around them, residential development followed on the remaining land, and a large share of Robinson's housing is now post-1990 plans on what used to be farmland. Those houses came with 200-amp services, attached garages, modern grounded wiring and drywall — which makes them the easy end of our work. An EV charger in a 2002 Settlers Ridge house is frequently a half-day job.

The interesting thing about Robinson is how often those two worlds sit within a mile of each other, and how often a quote fails to distinguish. A charger install in the newer plans and a charger install in an older Montour-area house are not the same project, because in the second one the honest first answer is usually a service upgrade.

The topography adds its own wrinkle. Robinson is cut through by Chartiers Creek and by the deep ravines the Montour Trail follows, which is why the road network here is so indirect and why houses on the older streets are so often set well above or below the road. Sloped lots mean detached garages down a bank and longer feeder runs than the map suggests.

One more thing worth knowing given how much commercial development is here: the same corridor that brought the shops brought a lot of infill, and infill housing often sits on a service that was extended to reach it. Establishing what your service actually is, rather than what the house looks like it should have, is the first step on any large new load.

Permits run through the township under the state Uniform Construction Code with third-party electrical inspection.

Why are the older streets so different from the new plans?

Because they are separated by about eighty years. Robinson's original housing grew along the rail and streetcar lines long before the Parkway West; the newer plans arrived with the retail corridor from the nineties onwards. The two stocks sit within a mile of each other and need completely different conversations.

My garage is down a bank from the house. Is that a problem?

Not a problem, just a longer run than the map suggests — Robinson is cut through by creek valleys and ravines, and a lot of properties sit well above or below the road. We measure the actual route, because that is what sets the conductor size.
